Wren Chartered Surveyors offers a wide selection of reports to help either the tenant, landlord or a potential buyer of a commercial property.
These include Schedules of Condition and Schedules of Dilapidation to help with the sale and end of a commercial lease.
Also, we offer Commercial Building Surveys (also known as a Due Diligence Survey) for a potential purchaser of a commercial property so they can know potential liabilities of a property.
Schedule of Condition
A Schedule of Condition should be produced on any commercial property before the commencement of a lease if the lease has any repairing and maintaining liability for the tenant on the property.
As a tenant, a Schedule of Conditions can save you a large sum of money when your lease comes to an end or a break clause is invoked. Our Surveyors can record the condition of the property on a specified day protecting you from previous disrepair or lack of maintenance incurred by the previous tenant, giving you peace of mind & protection.
Schedule of Dilapidation
Schedules of Dilapidation can be undertaken at the end or termination of a lease (Terminal) or at any point during a lease (Interim).
They record on behalf of the landlord any breaches of the lease under the repairing and maintaining clauses, offers remedial advice and gives a cost estimate for remedial works needed.
This enables the landlord to either pursue the tenant to fix the breaches such as decorative defects or following the termination of a lease a financial settlement to rectify the breaches themselves.
It should also be noted that the charges for a Surveyor to undertake the Schedule are rechargeable to the tenant in most commercial leases.
Commercial Building Survey
Wren offer Commercial Building Surveys on most types of commercial property, ranging from a portal frame warehouse to a terraced period lock-up shop.
Commercial Building Surveys are like Residential Building Surveys in that they are fully bespoke reports that cover all the main elements of the Building such as the roof and walls and report on any visible defects or repair issues.
As well as looking at the surrounding area, subsoil and services, if possible, our Surveys incorporate a Reinstatement Valuation for insurances purposes to give you an accurate quotation on your Buildings Insurance.
Our Commercial Building Surveys go further than our Residential Surveys in respect of investigating potential liabilities for any new commercial tenant which relate to legislation involving the Building, such as Energy Efficiency legislation and Disability Access legislation.
This will help any potential purchaser of the property to better understand the future liabilities and cost associated with owning the building.
These are all added benefits, included in our Surveys which can highlight & identify any costs to the purchaser which were unknown at the time of purchase to help save money!
